MARCO NICOTRA,residing at 195 Brixton Road, Garden City, New York 11530 and MICHELLE S. RAMPI,
residing at 50 Tall Oak Crescent,Oyster Bay Cove,New York 11791,as co-Trustees of the Article SIX Trust established
under the Last Will and Testament of Maria M.Nicotra a/k/a Maria Nicotra dated May 21,2014,as to an undivided fifty
percent(50%)interest,party of the second part,
WITNESSETH,that the party of the first part,to whom letters testamentary were issued by the Surrogate's Court of the
State of New York,County of Nassau on April 25,2025,and by virtue of the power and authority given in and by said
last will and testament,and by Article 11 of the Estates,Powers and Trusts Law,and in consideration of Ten and 00/100
Dollars($10.00),and other good and valuable consideration,paid by the party of the second part,does hereby grant and
release unto the party of the second part,the heirs or successors and assigns of the party of the second part forever,
AS TO AN UNDIVIDED FIFTY PERCENT(50%)INTEREST IN
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,lying and
being a part of a Condominium at 61475 Country Road 48,Greenport,Town of Southold,County of Suffolk,State of
New York, known and designated as Resort Motel Unit No. E205, together with a 1.47% undivided interest in the
common elements of the Condominium herein described as the same is defined in the Declaration of Condominium
hereinafter referred to.
The real property above described is a Resort Motel Unit shown on the plans of a Condominium prepared and certified by
Charles Thomas,Architect and filed in the Office of the Clerk of the County of Suffolk,on the 15th day of August,2008,
as Map No.400 as defined in the Declaration of Condominium entitled Cliffside Resort Condominium made by Tedaldi
at Tidemark,Inc.,under Article 9B of the New York Real Property Law dated August 11,2008 and recorded in the Office
of the Clerk of the Suffolk County,on the 15th day of August,2008,in Liber 12561 of Conveyances at page 793 covering
the property therein described. The premises on which said Condominium is fully described in said Declaration.
The use for which the Resort Motel Unit is intended is that of a Resort Motel Unit subject to the applicable governmental
regulations and the restrictions set forth in the Declaration and pursuant to Section 339-o of the Real Property Law as
amended.
Said premises being commonly known as and located at 61475 Route 48N,Unit E205,Greenport,New York 11944.

Being and intended to be the same premises as conveyed to decedent herein by deed dated June 30,2016 and recorded in
the Office of the Suffolk County Clerk on August 18,2016 in Liber D00012876,Page 37.
TOGETHER with all right,title and interest,if any,of the party of the first part,in and to any streets and roads abutting
the above described premises to the center lines thereof; TOGETHER with the appurtenances, and also all the estate
which the said decedent had at the time of decedent's death in said premises,and also the estate therein,which the party
of the first part has or has power to convey or dispose of,whether individually,or by virtue of said will or otherwise;TO
HAVE AND TO HOLD the premises herein granted unto the party of the second part,the heirs or successors and assigns
of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said
premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the parry of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to
be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the
cost of the improvement before using any part of the total of the same for any other purpose.The word"party"shall be
construed as if it read"parties"whenever the sense of this indenture so requires.
