Re: Proposed Amended Site Plan for Oregon Road Estates Vineyard
Location: 13050 Oregon Road, Cutchogue
SCTM#: 1000-83.-3-2.1 and 1000-83-3.-2.2 Zoning District—AC
The amended site plan is for proposed alterations to an existing 5,569 sq. ft. building
and site, with no change in footprint, for office, storage and wine-tasting; including: the
addition of a new sanitary system, expansion of existing parking area with the addition
of four(4) parking stalls, exterior renovations, interior alterations to floor plan (no
basement), located within a 0.92 acre building envelope (SCTM #1000-83.-3-2.1)
attached to ±12.7 acres of farmland (SCTM #1000-83-3.-2.2) with Development Rights
held by Southold Town in the AC Zoning District, Cutchogue.
The proposed action has been reviewed to Chapter §268, Waterfront Consistency
Review of the Town of Southold Town Code and the Local Waterfront Revitalization
Program (LWRP) Policy Standards.
Based upon the information provided on the LWRP Consistency Assessment Form
submitted to this department, as well as the records available to me, it is my
recommendation that the proposed action is CONSISTENT with the policies of the
LWRP as follows:
Policy 5: Protect and improve water quality and supply in the Town of Southold.
5.1 Prohibit direct or indirect discharges that would cause or contribute to contravention
of water quality standards.
C. Ensure effective treatment of sanitary sewage and industrial discharges by:
3. modifying existing sewage treatment facilities to provide improved
nitrogen removal capacity
The proposed installation of an Innovative/Alternative Onsite Wastewater Treatment
System (I/A OWTS) is consistent with Policy 5.1.C.3 which calls for the protection and
improvement of the water quality through the modification of existing sewage treatment
facilities to improve nitrogen removal capacity. The proposed I/A OWTS will reduce
nitrogen inputs into adjacent waters.
Pursuant to Chapter §268, the Board shall consider this recommendation in preparing
its written determination regarding the consistency of the proposed action.
