The property is bounded by Freshwater Wetlands to the West and East and Tidal Wetlands associated with Long Island Sound to the North. The existing structure has a minimum setback to the Tidal Wetlands of±92-feet, and to the Freshwater Wetlands to the East of±104-feet. Therefore, demolition of the existing structure will require work within the setback areas defined by Chapter 275-3.d of the Suffolk Town Code. However, land disturbance will not extend beyond the 50-foot setback applicable to Landscaping and Gardening, and all Construction &Demolition Debris will be promptly removed from the site as it is generated. The proposed Structure and the required Sanitary Leaching System will all comply with the required setbacks.
