The project proposes the change of use and adaptive reuse of an existing approximately 2'590-square-foot, two-story building as a two-family residential dwelling containing two rental units. The objective of the project is to create two year-round residential dwelling units within the existing building vvhUo minimizing new construction and site disturbance. The first-floor unit will contain approximately 1,523 mqusnm feet and be a two-bedroom dvve|||nQ unit. The second-floor unit will contain approximately 1,075 aqumns feet and will be a two-bedroom dwelling unit. The second-floor unit is proposed as the affordable housing unit and will be rented at the Town of8outhold'a current affordable housing rental nsta applicable to a two-bedroom unit. The first-floor unit will be a conventional residential rental unit. The design concept is based on reuse of the existing structure and developed site rather than construction of new residential building. The existing building footprint is generally maintained,with interior alterations associated with the residential conversion and site improvements necessary to support parking, drainage, and sanitary service.This approach provides additional housing within the Hamlet of Southold while limiting additional land disturbance. The proposed residential use has e total sanitary design flow of525 gallons per day, consisting of3OO gallons per day for the first-floor dwelling unit and 225 gallons per day for the second-floor dwelling unit. The sanitary design plans identify an mUovvab1a density loading of3OO gallons per day based on the residential lot allowance. Accordingly, an additional 225 gallons per day of sanitary flow is required, equivalent to 0.75 sanitary flow credit based on 300 gallons per day per credit. The project includes replacement/upgrading of the onmite sanitary facilities with e Suffolk County Department of Health Services-compliant Innovative/Alternative onoite wastewater treatment system.
