This application is to make changes to rear window and exterior door; remove existing
stairs from west side of deck; construct 5'x6'8" wood entry steps; install 5'x4' stoop;
install 4'x5'8" outdoor shower; install two propane tanks.
The proposed action has been reviewed under Chapter §268, Waterfront Consistency
Review of the Town of Southold Town Code and the Local Waterfront Revitalization
Program (LWRP) Policy Standards.
Based upon the information provided on the LWRP Consistency Assessment Form
submitted to this department, as well as the records available to me, it is my
recommendation that the proposed action is CONSISTENT with the policies of the
LWRP as follows:
Policy 5. Protect and restore the quality and function of the Town of Southold
ecosystem.
6.3 Protect and restore tidal and freshwater wetlands.
A. Comply with statutory and regulatory requirements of the Southold
Town Board of Trustees laws and regulations for all Andros Patent and
other lands under their jurisdiction
The proposed action is on a nonconforming lot with an existing nonconforming
residence that is within 100 ft. of the wetland boundary of Pipe's Cove Creek, a
designated Significant Coastal Fish and Wildlife Habitat.
The proposed installation and construction of wood steps is consistent with Policy 6.3.A,
which states that actions must comply with the Southold Town Board of Trustees' laws
and regulations.
Although the residence is already within 100 ft. of the wetland boundary, these
proposed actions are proposed to be built on the sides of the residence and will not
extend the building footprint towards the wetland boundary. The proposed additions
comply with Town Code Chapter §275-5B(2)(c) Construction of additions to the
landward side of an existing functional single-family dwelling, where such dwelling
generally lies parallel to the wetland boundary and provided that all new and existing
runoff is captured on site. Such addition must be less than or equal to 25% of the area
(footprint) of the existing structure.
In addition to the Wetland Permit, please note that the setbacks are in the jurisdiction of
the Zoning Board of Appeals and require the approval of a variance.
The proposed action has been reviewed under Chapter §268, Waterfront Consistency
Review of the Town of Southold Town Code and the Local Waterfront Revitalization
Program (LWRP) Policy Standards.

A. INSTRUCTIONS
1. All applicants for permits* including Town of Southold agencies, shall complete this CCAF for
proposed actions that are subject to the Town of Southold Waterfront Consistency Review Law. This
assessment is intended to supplement other information used by a Town of Southold agency in
making a determination of consistency. *Except minor exempt actions including Building Permits
and other ministerial permits not located within the Coastal Erosion Hazard Area.
2. Before answering the questions in Section C, the preparer of this form should review the exempt
minor action list, policies and explanations of each policy contained in the Town of Southold Local
Waterfront Revitalization Program. A proposed_action will be evaluated as to its sigi-�ificant
beneficial and adverse effects upon the coastal area which includes all of Southold Town .
3. If any question in Section C on this form is answered "yes" or "no", then the proposed action will
affect the achievement of the LWRP policy standards and conditions contained in the consistency
review law, Thus, each answer must be €xtslaiu¢d inn detail9 listing both su�porti�aig and naon-
supporting facts. If an action cannot be certified as consistent with the LWRP policy standards and
conditions, it shall not be undertaken.

local libraries and the Town Clerk's office.
