STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces- sory HARDSHIP because the original building was quite small, and its space has proved insufficient for the operation of the practice. There is. ample room for additional building space and parking as proposed, on the attached site plan. The proposed expansion w_ill_ conform,.to,-the prior Board- decision in that there fkill be not more than three (3) doctors-practicing at the. facility at one. time. The parking will comply with-code .requirements and will be.paved in with the Board's prior decision. Sketches of 'the existing and proposed floor layout are enclosed. The changes will be to expand the waiting room and the- office/record room, and to,.add one (1) exam room and two (2) exam/consultation rooms. 2. The hardship created is UNIQUE and is not shared by, all properties alike in the immediate, .vicinity of this property and in this use district because this property was granted- a use variance in .1982 because it is a residentially- zoned property in a predominantly business neighborhood. 3. The Variance would observe the spirit of the Ordinance and-WOULD NOT:-'CHANGE THE CHARACTER' OF THE DISTRICT'because the'addition-is not'-large; will architecturally conform to the remainder of the. building; does, not;imp nge upon sideyard ',setbacks... and will 'not create a parking problem.
