REASON FOR APPEAL ( ) A Variance to Section 280A Subsection 3 ( A A Variance to the Zoning Ordinance is requested for the reason that we would like to Fake the existing main one bedroom house and extend it out (5 feet) to the existing garage and alter the garage into an additional bedroom with full bath. Form ZBt (Continue on other side) REASON FOR APPEAL Continued 1. STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces- sary HARDSHIP because the house as it now exists, is not sufficient to become energy efficient year round. There. is not enough, space to put in more adequate utilities such as a heating system with an oil- burner. 2. The hardship created is UNIQUE and is not shared by all properties alike in the immediate vicinity of this property 'and in this use district because the current ttrueture is, to the best- of my knowledge, one of-the-only one-bedroom homes in the area. Should the ,property .be put up for sale as it nova exists, buyers would have a very difficult time securing a mortgage because most banks will not provide a mortgage for a one bedroom house. 3. The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE CHARACTER OF THE DISTRICT because this extention would improve the property thereby making it comparable with other houses in the immediate area.
