New York. The findings of the Board are that the Board is in
agreement with the reasoning of the applicant.
The Board finds that strict application of the Ordinance
would produce practical difficulties or unnecessary hardship;
the hardship created is unique and would not be shared by all
properties alike in the immediate vicinity of this property and
in the same use district; and the variance will not change the
character of the neighborhood, and will observe the spirit of
the Ordinance.
THEREFORE IT WAS RESOLVED, Helen R. Schaefer, 3950 Old North
Road, Southold, New York, be GRANTED permission to set off lot
with insufficient area, right-of-way, south side Old North Road,
Southold, New York, as applied for.

REASON FOR APPEAL Continued
1. STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces-
sary HARDSHIP because ' the .house. which is located on the northerly side of
property has. approximately only 700 sq. ft. of space -and does not 'in all
practical sense warrant the 'full,-1:7333 acres. In the event that it
should`be.come nece-usary, for.`me_' .as a woman in her upper_ aixtie's 'due to
financial or other personal reasons, to reside in this dwelling, I do not
feel'I would be able to maintain or manage the full. .acreage as it is.
I therefore.make an appeal for a variance and ask that ,351490 sq. ft. be
allowed for this building, which would leave a full 40,000 sq. 'ft. for
the second parcel..
2. The hardship created is UNIQUE and is not shared by all properties alike in the immediate
vicinity of this property and in this use district because the land to. the east of this
property,_(Amari) has been:.allowed to:-be. sub.divi,ded basically into 401000 ' scq.ft.
lots: The land. to the south (Grigoriis) , and to the west (Coleman) a is
undivided acreage at this- time and eventually willebe allowed 40�000 sq. ft.
lots, so that in no case are any of the surrounding properties-i'Qquired to
:maintain 1=3/4 acres in one lot.

3. The Variance would observe the spirit of the Ordinance and WOULD NOT—CHANGE THE
CHARACTER OF THE DISTRICT because taking into consideration the total combined
