After investigation and inspection, the Board finds that the
applicant requests permission to divide property with insufficient
width and area, Little Neck Road and Strohson Road, Cutchogue, New
York. The findings of the Board are that the lots were bought at
separate times and will average, taken together, larger than the
surrounding lots with one or two exceptions.
The Board finds that strict application of the Ordinance
would produce practical difficulties or unnecessary hardship;
the hardship created is unique and would not be shared by all
properties alike in the immediate vicinity of this property and
in the same use district; and the variance will not change the
character of the neighborhood, and will observe the spirit of
the Ordinance.
THEREFORE IT WAS RESOLVED, Esther R. Taylor, Strohson Road,
Cutchogue, New York, be GRANTED permission to divide property
with insufficient width and area, Little Neck Road and Strohson
Road, Cutchogue, New York, as applied for.

REASON FOR APPEAL

is requested for the reason that applicant wishes to divide her property as
shown on the attached map, resulting in two lots with areas of
15 . 000 square feet and approximately 35 . 853 square feet and the
smaller lot having 100 feet frontage .

REASON FOR APPEAL Continued
1. STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces-
sary HARDSHIP because- applicant wishes to sell the smaller lot and transfer
the larger lot to her daughter. Applicant and her husband bought the
lots separately in 1953 & 1.954,_:respectively. The parcel as a whole
is very awkward due to the "L" shape, which lends itself to the proposed
division. In the absence of a permit to divide , construction on one lot
would leave the other lot virtually unuseable and of no particular
benefit to the developed lot.
2. The hardship created is UNIQUE and is not shared by all properties alike in the immediate
vicinity of this property and in this use district because the lots are at right angles to
each other and face on different roads . _ The property is surrounded by
lots which are more or less rectangular in shape .
3. The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT because many of the lots in the area are undersized,
as shown by the attached tax map. . The block contains several lots with =.
100 feet frontage and shallow depth.
