Mott; west by Haysom, Fox, and May. 2. VARIANCE. By resolution of the Board it was determined that (a) Strict application of the Ordinance (would) (would not) produce practical difficulties or unnecessary hardship because SEE REVERSE (b) The hardship created (is) (is not) unique and (would) (would not) be shared by all properties alike in the immediate vicinity of this property and in the same use district because SEE REVERSE (c) The variance (does) (does not) observe the spirit of the Ordinance and (would) (would not) change the character of the district because SEE REVERSE and therefore, it was further determined that the requested variance ( ) be granted ( ) be denied and that the previous decisions of the Building Inspector ( ) be confirmed ( ) be reversed. The findings of the Board are that this application will not seriously affect the water supply or sewage disposal possibilities in this area. The Board finds that strict application of the Ordinance would produce practical difficulties or unnecessary hardship; the hardship created is unique and would not be shared by all properties alike in the immediate vicinity of this property and in the same use district; and the variance will not change the character of the neighborhood, and will observe the spirit of the Ordinance. THEREFORE IT WAS RESOLVED, Lillian Van Duzen, 5305 Westpath Way, Washington, D.C. be GRANTED permission to divide property with insufficient area, Dicks Point Read and Holden Avenue, Cutchogue, New York, as applied for, subject to the following condition: This division of property shall not take place unless Board of Health approval is obtained for both water and sewage. STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces- sary HARDSHIP because In 1952 we purchased the lot in question as a possible retirement home. Unfortunately circumstances were such that we were unable to realize this, and now in our late' seventies, feel it is too late to build there. .'For financial reasons we now feel we must sell. If variance is denied, financial :hardship coule ensue. 2. The hardship created is UNIQUE and is not shared by all properties alike in the immediate vicinity of this property and in this use district because Other properties are built on smaller lots in this area. Large size lots under today's conditions create a severe financial burden which many of us cannot meet. 3. The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE CHARACTER OF THE DISTRICT because Under today's conditions land is expensive to purchase. and maintain. By sub-dividing two attractive homes could be built. If permission is given we .will only sell to responsible people who will maintain and contribute to the character of the area.
