The Board agree: with the reasoning of the applicant. The Board finds that strict application `of the Ordinance would produce practical difficulties or unnecessary hardship; the hardship created is unique and would not be shared by all .properties alike in the immediate vicinity of the property and in the same use district; and the variance will noe change the character-,of the neighborhood and will observe the spirit of the Ordinance.
